LLC: My husband and I own a vacation rental property with my sister and her husband (equal ownership). We would like to form an LLC to put two other rental properties into. ... If so, I'm assuming we'll have to transfer the title.

quit claim from you to your llc. Now the problem with this is it could trigger any due on sales clauses with in the deed of trust if you have mortgage on any of them. So the note would become due and payable if the lender finds out.

I rarely ever say this, but it is time to talk to a real estate attorney. There are some small fees associated with any transfer.
