Thеrе іѕ really nothing уου саn dο іn thіѕ situation except bid аѕ close tο thе asking price аѕ possible οr 1,000-2,000 over. Mοѕt people wіll bid lower bесаυѕе thеу dο nοt want tο cough up thе full asking price. Remember wіth small sales thеу take a long time before уου gеt thе house.

Nope, but there is no such thing. ALL small sales are based on the terms and approvals of the bank. Therefore there is no “guarantee” of anything. I guess maybe if you wanted to pay the full amount remaining on the finance and NOT the small sale price, then the bank may have some incentive to work with you, but they don’t HAVE to do anything to guarantee you a thing!
Unless there is a specific contract for the small sale (and that’s pretty unusual) the seller can sell when they want to whom they want as long as you are offering sufficient to pay off the loan; not a small sale.
Otherwise, you can’t.
